The highly anticipated first development on the Little Mountain site came with numerous challenges and opportunities. The Architectural team had a simple brief – deliver excellence in architecture while meeting the budget, the Little Mountain Housing Policy, LEED Gold, and a compressed time line. The Architectural design team worked closely with the client, community, planners, BC Housing and the master planner to deliver a built-form that exceeded the aspirations of everyone involved.

The Development Permit for this project was negotiated ahead of the rezoning for the entire Little Mountain site to allow for replacement of housing which would be demolished as part of future redevelopment. A number of displaced tenants are now housed in the new building.

The project has an enduring quality that is appropriate for its future in this new neighborhood. The massing of the building was guided by a desire to provide a strong sense of place and response to the changing urban context.
